Properties must be a minimum of 100 units, and a max of 400 units
We typically hold our properties 5 to 10 years.
For holds greater than 5 years, we seek to return investors initial capital more quickly than the total hold period.
We add value by finding opportunities to generate more income, while also improving the quality of life for our residents.
We reposition the asset by adding capital to improvements to the units, adding amenities to the common areas and reducing expenses through exceptional assets and professional property management.

We invest in large multifamily assets across multiple US markets. Large multifamily properties are a stable asset class. Everyone needs a place to live. During the 2008 great recession when single family home values were going down, rents went up! All of the people who lost their homes, still needed somewhere to live.
We target emerging markets across the US acquiring value add properties. Adding value to a property can be as easy as decreasing expenses, improving the quality of the units, and bringing rents up to market levels.
With larger properties, this makes scaling the business plan more economical and allows us to partner with third party property managers to run the day to day operations. We are then able to focus on ensuring the business plan is achieved and the target returns are reached.
We are currently targeting markets in Indiana, Kentucky, Ohio, Tennessee and Alabama.
